A home for a couple with three children.

The existing semi-detached house was originally built in 1974 and required a raft of improvement works such as structural strengthening and re-roofing.

The facades and Car Porch Roof were replaced, and a new Attic floor with 2 new Storerooms beneath the existing pitched roof were added.

In support of the owners’ fiscal discipline, we executed the following:

  1. Obtained NEA’s approval to permit the retention of the existing reinforced concrete roof gutter which was structurally integrated with an existing perimeter beam.

  2. Extended the Main Contract tender to 4 months involving 7 contractors and multiple rounds of value-engineering.

  3. Called a separate built-in cabinetry tender involving 3 interior renovation companies.

Within the constraints of budget and brief, we sought to achieve an architecture that harmonized new and old by highlighting the existing gutter in dark grey and expressing the new fascia of the Car Porch Roof as a thick, heavy plane to mimic its visual weight.
